Q6: How many design iterations would you typically prepare to arrive on or under our proposed budget?
We understand that some clients feel apprehensive about a design process that may result in plans, which – when costed by a builder – could cost more than you had envisaged spending on your project.
To avoid this scenario and provide certainty and clarity from the outset, we start with a fixed-price feasibility service. In this first stage – the Feasibility Study / Concept stage – we determine your brief, needs, scope and budget and create a design concept that aligns with all of your objectives for the project including your proposed budget.
This concept stage culminates in deliverables that include the building’s overall shape and orientation; placement on the site; and a general internal plan; as well as indicative costs to build it. If the budget is too high, we will refine and iterate the design with your input until you are happy.
Sometimes this concept design stage comes together quickly – in two or three design iterations; sometimes it takes longer to resolve competing issues and finalise a concept you love.
Either way, the cost of this process is the same; this fixed price service gives you certainty and clarity around the initial design costs, before you commit to the major investment of designing and building your new home.
Then, once you have agreed on your preferred design concept and indicative costings, we proceed to Stage 2 – Schematic Design (see our response to Q1).
